Sarah Kleiner, principal of Envisage Architecture, will take you on a pre-drywall construction tour of what goes on inside the walls of 3244 Fairfield Ave., as well as tell the tale of the building’s development journey. She, along with her partners Wendy Klepcyk and Bill Groth, are the owners, developers, GCs, landlords, and future tenants. You will learn how wearing all the hats affected the decision-making process, and then see how those decisions manifested themselves.
This 10,000 SF structure, purchased as an abandoned building from the Port Authority, will be 11 affordable apartments plus Envisage's office space. The building is set to receive LEED Silver designation, a City of Cincinnati tax abatement, as well as 45L federal tax credits. It is a 97-year-old brick and wood frame building. We will cover some wood construction basics (what is a base plate, why is plywood in the headers, what is a stud guard, what is a jack stud), talk about LEED items (Insofast insulation, dehumidifiers, distance to water heaters), venting (stoves, bathrooms), mechanical equipment (mini-splits, ERVs), fire safety, etc. Questions encouraged!
