Program Overview

Both the architect and contractor play vital roles in the design and construction of a building. When an architect and contractor’s expectations are not aligned, this can lead to issues during construction that can have negative impacts on the project’s health, safety, and welfare outcomes. The Construction Manager at Risk delivery method provides a unique opportunity for architects and contractors to provide an integrated design and construction process. When expectations are aligned from the start, this minimizes the potential for errors and omissions that can negatively impact the health, safety, and welfare of the project. 

This program consists of a round-table discussion with four general contractors and a registered architect to provide, from a contractor’s point of view, key factors and expectations of preconstruction that have an impact on success of a construction project and how the Construction Manager at Risk delivery method impacts those factors and expectations.

Learning Objectives

  • Understand design intent, means and methods, and delegated design during the Construction Manager at Risk delivery method from both the contractor’s and architect’s perspective and how they are used to eliminate costly errors and omissions in construction documents.

  • Understand the difference between bidding and estimating, how and when they are used, and what information is critical for the architect to provide for effective evaluation by the contractor during preconstruction.

  • Understand how contractors are using BIM and Revit for clash detection and coordination during preconstruction to eliminate issues that may jeopardize the health, safety, and welfare of the project from arising.

  • Understanding the different options for design build and delegated design and how they impact the efficiency and coordination of items such as MEP system, fire projection, and framing design.
