Program Overview
Over the last couple of years, through the pandemic and following residual impacts to supply chain shortages, labor challenges and run-away inflation, the world of Design and Construction is in a state of chaos. Our old adages no longer apply and what we thought we knew less than three years ago has changed dramatically. It seems no matter where you turn there seems to be “Chaos” happening and our new normal may be in a continuing state of change.
The term “Chaos of Everything” fits our current condition and we need to have a paradigm shift in how we deal with satisfying our Client’s expectations. This Panel discussion is centered about this paradigm shift in our thinking and how we can collectively navigate the “Chaos of Everything.”
Learning Objectives
Understand the issues that are facing Contractors, suppliers and vendors regarding the bidding constraints, supply chain shortage, labor shortages and project delivery challenges and the impact these can have on how the Architect delivers their projects and services to their clients.
Project delivery methods will be reviewed and how each may impact a more collaborative design and construction approach to maintain key project aspects regarding budget, quality, and schedule. Construction Manager at Risk, Design-Bid-Build and Design Build project deliveries will be reviewed in terms of how each may impact how the Architect’s role is impacted in the Design, Bidding and Construction phases.
Legal aspects of contract language that do not address the budget challenges, allowances and contingency allocations will be reviewed with strategies of our to effectively negotiate terms and conditions that are fair and equitable to the current state of bidding and construction phase operations.
Financial considerations will be reviewed from a financial institutions perspective and how they navigate the Chaos of funding projects in the current market conditions. Contingency allocations, change order procedures, allowances for unknowns and price escalations will be discussed.
