Program Overview

The City of Cincinnati has updated their Zoning Ordinance on ADUs (Accessory Dwelling Units), and became effective as of October 2, 2023.  The ordinance goals are to increase housing supply and affordability, provide equitable access to housing, mitigate risks of displacement, generate wealth-building opportunities, provide the option to age in place, and make efficient use of existing infrastructure.

This panel is designed for architects, designers, builders, and anyone interested in the updated ADU Zoning Ordinance. This program delves into the topic of ADUs, exploring their impact and significance in today's market. ADUs are one of the innovative solutions that architects, planners, and homeowners are looking into, as they can address the affordability issue, as well as prioritize both density and community character.

Learning Objectives  

  • Identify the characteristics and types of an ADU building. There are a few types, such as a new detached structure, a garage conversion, addition over a garage, addition to the existing home, or finishing a basement. 

  • Identify how local zoning and building codes affect and determine the constraints of an ADU building, as well as improve and protect the health and safety of occupants.

  • Identify the sustainable and affordable attributes of ADU’s, including Residential Tax Abatement incentives available to multiple Cincinnati neighborhoods. The welfare and health of owners and occupants can be improved by having a family member reside in the ADU, or by bringing a secondary income by renting the ADU, which also prevents vacancy.

  • Identify possible issues that could impact occupant welfare and safety due to possible additional costs when planning ADUs, such as separate utilities that may be required by the local utility companies.
