Program Overview

Designing to the budget means different things to different parties. Architects get asked the question, “How will you manage the design process so the cost is within the Client’s budget?”  This seems like a simple question, but it is very difficult for most Architects to answer. This program will dive into this topic and provide tangible and implementable strategies to assist Architects in navigating their efforts in designing to the budget.

This program will discuss the following topics:

  • The Architect’s obligation to design to the budget, including contractual language that clarifies the Architect’s and Owner’s obligations

  • How to define what is in the budget and what is not, separating construction budgets from project budgets

  • Ways to establish appropriate contingencies during the design phases to accommodate potential unknowns and what resources are available to the Architect

  • Ways to provide Opinions of Probable Construction Costs from concept level to detailed analysis

  • The difference between design to the budget when using traditional Design-Bid-Build and Construction Manager at Risk delivery methods

  • How to know when the project’s budget is going the wrong direction and ways to get the project cost back in line with the budget

Learning Objectives

  • Learn what the Architect’s contractual obligations are to design to the budget and key contractual language that helps define the roles and responsibilities of the Owner and the Architect.

  • Learn techniques to clearly define the budget for the project and work with the Owner to establish reasonable expectations for contingencies and allowances as the project advances through the design phases. 

  • Learn what tools are available to the Architect in establishing the Opinion of Probable Construction Costs including using a cost consultant or a Construction Manager.

  • Identify signs that the project budget and the design are moving out of alignment and ways to effectively bring the anticipated construction cost back in-line with the budget expectations.
